VALYTE RATINGS ARE INFORMATIONAL, DATA-DRIVEN SCORES. THEY ARE NOT INVESTMENT ADVICE OR A RECOMMENDATION TO BUY OR SELL ANY SECURITY, AND SHOULD NOT BE RELIED UPON FOR INVESTMENT DECISIONS.

The Valyte Rating is a quantitative composite score computed from the Company's estimated financial metrics. It blends a valuation component (a company's discount or premium to estimated Net Asset Value, ranked against sector peers and against an absolute scale) with a quality component (same-store NOI growth averaged over recent quarters, G&A efficiency, and leverage, each ranked against sector peers, plus — where the underlying facts are known — a governance scorecard reflecting factors such as external management, takeover-statute elections, and board structure). The rating is produced by a fixed, published methodology applied identically to every company; it is not personalized to any user, portfolio, or investment objective. Governance facts are recorded by analysts from public filings; no other human judgment is applied to individual scores.

Because the rating is built on estimated NAV and other methodology-based metrics (see the Data, Metrics & Sources Disclosure above), it inherits all limitations of those estimates. Rating inputs may be incomplete for some companies; where data is insufficient, a rating is reduced in scope or not published at all. Ratings are relative measures within the covered universe and are recomputed as new quarterly data is published, so a company's rating can change without any change in its underlying business.

Academic and industry research suggests NAV-discount-based measures have historically been associated with multi-year (3–5 year) relative performance, not short-term price movements. A high rating is not a prediction that a security's price will rise, and a low rating is not a prediction that it will fall. Past relationships between these metrics and returns may not persist. All investment decisions are made solely at your own risk.
